Terms & House Rules

Drafted with reference to current Greek and EU law (GDPR, Law 4446/2016 on short-term rentals as amended, Law 2251/1994 on consumer protection).

1. Bookings

Bookings made through Airbnb or Booking.com are governed by that platform's own terms, cancellation policy and payment processing. Direct enquiries are confirmed only once we agree dates and payment in writing.

2. Check-in & check-out

Check-in from 15:00, check-out by 11:00, unless otherwise agreed. We will meet you at the house or share self-check-in instructions before arrival.

3. House rules

Maximum 4 guests (up to 6 with two extra beds, surcharge applies); no parties or events.

No smoking indoors.

Quiet hours 15:00–17:30 and 23:00–07:30, per Greek custom and law.

No pets.

Children under 10 cannot be accommodated.

Please treat the brand-new furnishings with care and report any damage promptly.

4. Property registration

This property holds AMA (Αριθμός Μητρώου Ακινήτου) registration number 00003987405, issued by AADE (the Independent Authority for Public Revenue) under the short-term rental framework of Law 4446/2016, as amended.

5. Liability

Guests are responsible for damage beyond normal wear and tear. We are not liable for loss of personal belongings or for events outside our control. Nothing in these terms limits rights you have under Greek or EU consumer law.

6. Governing law

These terms are governed by Greek law; the courts of the property's jurisdiction are competent for any dispute.
